What is a real estate appraisal?
A real estate appraisal is a free, no obligation summary of sales in your area and how your property compares. It is not a registered valuation but a guide to where your property sits in the market at the time it is completed.
Do we need to get an appraisal before listing a property with you?
Yes, as licensed real estate salespeople we must provide you with a written appraisal of your home before we can enter into an agreement with you to list your property.
How long does an appraisal take?
We aim to have a written appraisal completed within two business days of having undertaken a visual inspection of your property AND have obtained all the information we require to make a complete it. We will make notes when we inspect your property as to its condition and its various features, but we cannot provide a building inspection. The information we gather can only be used for the appraisal.
You are welcome to request an appraisal from more than one agency and we recommend you do so. But remember, the appraisal should only be one factor in your decision to list with a company.
At Tim Baker Real Estate, we offer friendly, realistic, and knowledgeable advice on the value of your home. We know how to attract the right buyers for your property, we work hard to get the best price, and we have the longevity in the industry to prove it.
